What’s Happening? Trained personnel with approved maintenance procedures will leverage best practices to perform this maintenance item. Back out procedures will be reviewed during pre-maintenance brief.
Quarterly inspection includes the following:
· Check water basin for leaks, corrosion, or debris.
· Clean water basin.
· Remove, clean, and re-install basin strainers.
· Check media for physical damage.
· Clean air inlet screens, fans, heat transfer media sections.
· Check fan for physical damage.
· Rotate fans by hand to ensure proper rotation.
· Check fan bearing assembly for proper operation.
· Check fan for excessive vibration.
· Check fan belt tension.
· Lubricate fan shaft and motor bearings.
· Check and record fan motor amp draw and resistance to ground.
· Check fan and motor assembly for corrosion.
· Check coils for leaks and scale build-up (if applicable).
· Verify proper operation of make-up water system to include float or other means of basin level sensing.
· Clean nozzles and orifices.
· Verify proper operation of unit.
· Perform BAS equipment alarms audit and compare to standard alarms list in the Alarm and Monitoring SOP. Record any deficiencies or discrepancies.
· Verify all alarms are received in the BAS and identified with correct Alarm Message and Message Distribution per the alarm and Monitoring SOP. Record any deficiencies or discrepancies.
