Whatâs Happening? Trained personnel with approved maintenance procedures will leverage best practices to perform this maintenance item. Back out procedures will be reviewed during pre-maintenance brief.

Annual inspection includes the following:
¡ All steps performed in quarterly inspection.
For CRAC, CRAH units or RTU:
¡ Check and brush-clean cooling fins, as necessary.
¡ Check suction discharge and oil pressures, where accessible.
¡ For CRAC and CRAH units:
o Check and brush-clean cooling fins, as necessary.
o Preform an acid wash of the condenser if required.
o Perform insulation resistance test on fan motors, report if under 2M ohms.
¡ For units with humidification systems:
o Replace internal cylinder, as necessary.
If installed, verify variable frequency drives (VFDs) are operating properly and set point are set per manufacturerâs recommendation.
For heat pumps:
¡ Check systems for proper operation.
¡ Check programmable stat.
¡ Check coil condition, clean outdoor coils.
¡ Check control set points.
¡ Check safeties.
¡ Check expansion valves.
¡ Check reversing valve.
¡ Check crankcase heater for proper operation.
¡ Check unit charge.
¡ Check evaporator TD.
¡ Check condensate pan and drain. Check trap for obstructions.
¡ Check for satisfactory belt, drive, and fan conditions.
¡ Check for proper fan rotation.
¡ Visual inspection of alignment.
¡ Check contactor and points.
¡ Check orifices and nozzles.
¡ Check motor operation.
¡ Lubricate as required.
¡ Check for satisfactory motor bearings conditions, oil as required.
¡ If installed, verify variable frequency drives (VFDs) are operating properly and set point are set per manufacturerâs recommendation.
¡ Restart unit in a safe an approved manner
¡ Verify unit is operating properly.
For rooftop condensers or dry coolers:
¡ Clean coils with water and special cleaner (typically done in the spring and fall).
¡ Verify piping is secure.
¡ Check for proper voltage and amperage draw on fan motors.
¡ Check fan for damage and excessive vibration.
¡ Check electrical connections (tighten as necessary), contacts, and fuses.
¡ If installed, verify variable frequency drives (VFDs) are operating properly and set point are set per manufacturerâs recommendation.
¡ Change all drive belts, as necessary.
For fan coil units:
¡ Inspect, clean, and tighten all electrical connections and wiring.
¡ Visually inspect the entire unit casing for chips or corrosion. Remove rust or corrosion and repaint surfaces.
¡ Clean fan wheels and fan shaft. Remove any rust from the fan shaft with emery cloth and recoat with L.P.S. 3 or equivalent.
¡ Inspect the drain pan for sludge or other foreign material. Clear the drain openings and drain line to ensure adequate flow.
¡ Rotate the fan wheel and check for obstructions in the fan housing. The wheel should not rub on the fan housing or cutoff. Adjust to center if necessary and tighten the wheel set screws per the torque recommendations.
¡ Examine flex connector for cracks or leaks.
¡ If installed, verify variable frequency drives (VFDs) are operating properly and set point are set per manufacturerâs recommendation.
¡ Repair or replace any damaged duct material..
